Commercial real estate has traditionally been labeled an “alternative investment” by institutional firms. However, when adjusting for risk and volatility, commercial real estate has provided greater returns than the average return on stocks over the last 50 years. In fact, in 2012, investment firm JP Morgan declared:

“[T]he reality is that investment portfolios focused on the ‘Big Two Traditionals’ – bonds and equities, are forcing investors to compromise – either by sacrificing return for lower volatility or enhancing return at the expense of higher risk … This is why we believe real estate is increasingly being viewed, not as an alternative, but as an essential portfolio component.”

We have a very rigorous approach to what we do. We only invest in what we consider to be vibrant markets poised for continued economic growth throughout the United States.

All of our investments are conservatively underwritten by our acquisitions team, and then validated by a third-party property management team and stressed-  tested by top-tiered lending underwriters in commercial real estate.

There are many ways you can participate in this type of investing. You can invest with cash, through trusts, and using retirement funds through accounts like a Self Directed IRA or Solo 401K.

Our investments are open to Accredited Investors. Some of our investments are also open to Sophisticated Investors.

Accredited Investors are individual investors who either have a net worth of at least $1,000,000, excluding the value of one’s primary residence, or have earned income over each of the last two years of at least $200,000 and have the expectation to make the same amount in the current calendar year. If you don’t qualify under that standard, you can choose to combine your income with your spouse and the new threshold for qualification would be $300,000.

Sophisticated Investors, either alone or with a business or financial advisor, must have sufficient knowledge and experience in financial and business matters to be capable of evaluating the merits and risks of the prospective investment.

There are several tax advantages to investing in commercial real estate:

 – Accelerated depreciation of the underlying property allows you to receive quarterly cash distributions on a tax-deferred basis

 – Proceeds from refinance events come to you with no immediate tax obligation

 – 1031 Exchanges allow you to defer capital-gains taxes

 – The Step Up in Basis benefit reduces your heir’s tax obligation when they sell the inherited asset.

Returns are typically driven by asset class, property quality, and overall risk. Given that, however, we only present our investors with opportunities that meet the following expected performance goals:

7% to 11% Average Annual Cash Flow (distributed on a quarterly basis.)

12% to 20% Internal Rate of Return. This includes cash flow and equity growth as reflected by appreciation and principal pay down (realized at an equity harvesting event). 

While our performance history is strong, these are not guaranteed returns.

Prosperity CRE has a strong performance history:

 – All of our multifamily investments have been profitable

 – We have never lost an asset

 – We have a strong distribution history, and our clients can attest to our performance.

A REIT (Real Estate Investment Trust) is basically real estate flavored stock and is highly correlated to the volatile performance of the stock market.

As direct fractional investors, Prosperity CRE clients have actual ownership interest in the underlying property, protecting investors from the volatility of the stock market while also providing investors with the tax advantages unavailable to REIT investors.

Additionally, unlike REIT investors who rarely have a choice in the properties in which the REIT is investing, Prosperity CRE clients have the ability to choose which properties they invest in.
